Richard Kulick - CHIEF EXECUTIVE OFFICER
Richard is part of the management team at Beacon Real Estate Group. Richard is a nationally recognized investor who has acquired over $2.0 billion of multifamily properties over the past seven years. Prior to joining Beacon Real Estate Group, he worked at a multi-strategy private equity firm focused on real estate credit and equity investments, with a $2.5B AUM. Richard created and was the chief investment officer for the multifamily investment group with oversight of approximately 150 people, including property management, acquisitions, asset management, investor relations and accounting. Earlier in his career, Richard led multifamily acquisitions and asset management at a private equity firm located both in New York and Miami. Prior to this, he was part of UBS Investment Bank’s Real Estate, Leisure, and Lodging Group.
Richard is a lawyer by training and prior to UBS, practiced law for over four years in New York at Sidley Austin’s Corporate Transactions group where he structured and executed asset, stock, merger, and reorganization transactions, in both friendly and hostile contexts.
Richard received his Bachelor of Arts from Colgate University, his Master in Business Administration from the Graduate School of Business at Columbia University, and his Juris Doctorate from the George Washington University School of Law.
Luis Aguirre - CHIEF FINANCIAL OFFICER
Luis is part of the management team at Beacon Real Estate Group. Luis has ample experience in portfolio management, having managed a portfolio of +$200 million dollars during his 10 year tenure as head treasurer for Banco Reformador de Guatemala. Luis presided the assets and liabilities and investment committees at the bank and served on its Board of Directors. He co-lead the sale of Banco Reformador to Grupo Financiero Aval de Colombia. Prior to joining Banco Reformador, Luis worked for The International Bank of Miami and for Bank of America. Luis holds an MBA from Columbia Business School and a BBA in Finance from Southern Methodist University.
Oswaldo López – Director of Finance
Oswaldo is an experienced financial leader with over 12 years of experience across diverse industries. With a focus on strategic planning, data-driven analysis, and effective team leadership, he has consistently delivered measurable results at companies like P&G, PedidosYa, and Wawa. A graduate of IESA with an MBA and a business degree from UCAB, Oswaldo thrives on building collaborative teams and driving optimal performance to fuel organizational growth.
Anthony Ellwood – Portfolio Optimization Manager
Anthony is our Portfolio Optimization Manager helping improve processes to maximize revenue and manage expense control. Anthony has over 15 years of property management experience in the Atlanta, Tampa, and DC markets. Anthony has extensive experience in asset preservation, data analysis, and financial management, and demonstrated leadership ability. Anthony holds a Bachelor’s in English Education from the University of Maryland.
Clarisa Capiello – Senior Operations Associate
Clarisa comes from a robust foundation in real estate, launching her career in commercial real estate as an asset manager of a mixed-use portfolio valued at over $25 million. Prior to this, she performed as a property manager overseeing multifamily assets across Florida, following a seamless transition from her role within Nestle’s CFO team. Clarisa holds a B.S. in Business Administration from Universidad Metropolitana in Caracas, Venezuela.
Guillermo Garcia - OPERATIONS CAPEX ASSOCIATE
Guillermo comes from the IT industry, with vast experience in management, mainly in the banking sector. He also worked in the development of administrative software applications. In 2001, Guillermo started his consulting firm, GGconsultores, orienting his firm services to selling and developing custom-made applications. He has also worked as Product Support VP in a corporation dedicated to selling construction equipment, parts, and service.
Ottoniel Vasquez – Corporate Finance Associate
As a Corporate Finance Associate at Beacon Real Estate Group, Otto leverages extensive experience gained as the former Head of Pricing Integration at a prominent bank in Central America. In his previous role, Otto was pivotal in developing a robust FTP model and conducting in-depth financial, risk, and international market analyses. His ability to regularly review and update FTP models in response to changes in the economic environment showcases his adaptability and attention to detail. Otto holds a bachelor’s degree in economics with a minor in finance from Universidad Francisco Marroquín in Guatemala.
Mariana Guerra - SENIOR OPERATIONS ASSOCIATE
Mariana holds a bachelor’s degree in Business Administration with a specialization in Banking and Finance from Universidad Metropolitana in Caracas, Venezuela, and a Master of Science in Finance from Boston College. She worked in Venezuela banking sector as a trader for several years and did consulting work in the United States and Venezuela for different industries including government. Also worked as a Chief Treasury for Consultoria de Centros Comerciales S.A. in Spain. Mariana has extensive experience in analyzing data information, financial risk analysis, financial management, and management consulting.
Sergio Pérez - Operations Capex Associate
Sergio is an Electronic Engineer with a strong background in Project Management spanning 13 years. He has successfully transitioned across various industries, including Telecommunications (Alcatel-Lucent/Nokia), Healthcare/Medical Equipment (SIEMENS), and IT (NWN Carousel). Additionally, he worked as VP of Operations in a shipping agency focused on vessels in the oil industry. Sergio holds a B.S. in Electronic Engineering from Universidad Simon Bolivar.
Fernando Marquez - OPERATIONS ASSOCIATE
Fernando has acquired significant experience in Corporate, Strategic and Financial Planning in the last 18 years. He has a BA in Economics from Saint Michael’s College, an MBA with Concentration in Finance from Universidad Metropolitana. He has also completed advanced Programs at IESA in areas such as Valuation, Real Options, Financial Analysis and Leadership. He has worked in different industries, such as energy, insurance, and retail in the areas of Project Valuation, Business Modeling and Commercial analysis
Luis Montell - Controller
Luis is a Public Accountant from Santa Maria University with postgraduate studies in Finance from Universidad Central de Venezuela. He has extensive experience in the areas of auditing, processes, systems, taxes, and finance. He began in the profession as an External Auditor at KPMG in Venezuela, auditing companies such as PDVSA Petroleum, Panasonic, Revlon and other large companies. Later he delved into the corporate finance world, aiding in the financial management of high-profile companies such as National Starch & Chemical, Telesur and Grupo Construtodo. Most recently, he created a personal accounting services firm named “Contadoresonline.com”, leveraging his accounting expertise to aid Venezuelan companies and their related entities abroad.
Carlos Pulido - FINANCIAL ASSOCIATE
Carlos has experience in housing, office, and commercial projects. With more than 25 years of work experience in the area of execution of civil works, as well as in the elaboration of projects, and sale of storage systems and products for construction. Civil works inspector engineer, for public and private works. He also has experience in sales management of massive consumption products. Carlos received his B.S. in Civil Engineering from Universidad Catolica Andres Bello in Caracas, Venezuela.
Abdon Arenas - FINANCIAL ASSOCIATE
Abdon has a degree in public accounting from the Private University Dr. Rafael Belloso Chacin (U.R.B.E) in Zulia’s State, Venezuela. He also has a diploma in IFRS for SMEs from the College of Public Accountants of the Zulia State in Venezuela. He has an experience of more than 5 years in accounting and auditing area for companies in different sectors from the oil sector, Finance services to retail sales. He has also developed cost estimating consultancy work for the health sector.
Karly Sanchez - property management support specialist
Karly is Beacon’s Property Management Support Specialist. She will provide expert services to resolve issues and problems , ensuring that all customer software used in the portfolio is properly installed, repaired, maintained, and troubleshot.
Karly studied Modern Languages at the Americo Vespucio Institute in Venezuela. Her work experience has focused on customer satisfaction, particularly in managing academic processes for international students.

Carlos Imery - CHIEF OPERATING OFFICER
Carlos is part of the management team at Beacon Real Estate Group. He has a strong finance background and extensive experience in negotiating leases, JV agreements, and contracts in general. Prior to joining Beacon Real Estate Group, Carlos led IG3 Real Estate, where he grew a portfolio of over $300 Million in Assets. Carlos has experience in successfully repositioning distressed assets in challenging environments: He proactively managed a commercial property portfolio during the 2008 financial crisis, increased the portfolio value via operations and successful trades.
Carlos was a founder and shareholder of a construction and development company that had 250 employees at its peak; he also served as an Advisor to the Board of Bluewater Defense, Inc, the largest manufacturer of uniforms for the US Military. Carlos received his B.S. in Civil Engineering from U. Católica Andrés Bello in Venezuela and his Master in Business Administration from the Graduate School of Business at Columbia University. His understanding of the role of Commercial Real Estate investments in an overall Investment Portfolio has made him a habitual speaker at the several conference series, including The Family Office Club, CARMO, IMN, Opal Group, and Family Office Connect.
Carlos serves as a board member for ARC Inc, a 5-generation family business founded in 1932 and is a member of Young Presidents Organization (YPO).
Juan Imery - VICE-PRESIDENT OF FINANCE & OPERATIONS
Juan has an extensive background, having been in the Real Estate and Construction industry for 20 years. He has extensive technical skills and experience in engineering design and project management to uniquely run efficient and lean operations. Juan worked for INELECTRA, a prime contractor for the Venezuelan Oil industry, where he quickly advanced to leadership functions in Joint Venture with Global Engineering and Oil and Gas companies. Independently, in 2000, Juan started his own construction venture and by 2002 and has undertaking several residential ground up development projects. Juan received his B.S. in Civil Engineering from Universidad Católica Andrés Bello in Caracas, Venezuela and a Master of Science in Civil and Structural Engineering from the U. of Illinois at Urbana Champaign.
Ana Escobar - DIRECTOR OF MARKETING
Ana has more than two decades of marketing experience. Earlier in Ana’s career, she led an account team at Leo Burnett Inc., focused on the consumer sector. Ana subsequently moved to Banco Reformador, one of the largest banks in Central America, where she led all marketing and advertising. Ana holds a degree in Advertising and Marketing from Rafael Landivar University in Guatemala.
Isabel Luna – Marketing Associate & Analyst
Isabel, our Marketing Associate & Analyst at Beacon, specializes in driving the success of our marketing initiatives. She brings a solid academic foundation to her role with a degree in Business Administration and a minor in Marketing from Francisco Marroquín University. Previously overseeing Installed Base Marketing at Inforum Group, Isa is now dedicated to the development, implementation, and execution of our marketing and advertising strategies. Her strengths lie in meticulous data analysis, a skill she leverages to optimize our campaigns and contribute to the company’s overall growth.
German Parra - Financial Associate
German has a Bachelor’s Degree in Industrial and Systems Engineering from the University of Florida in Florida, USA. He has previous experience in the pharmaceutical market as he worked in the sales department and in the lines of production of the company and improving the production of one of them by 15,000 units per month.
Johanna Hiller - INVESTOR RELATIONS ASSOCIATE
Johanna is an Investor Relations Associate at Beacon Real Estate Group. Previously, she worked as an intern in Deal Advisory Real Estate at KPMG and as a working student in Office Leasing at Jones Lang LaSalle in Germany. Johanna has a Master of Science in International Real Estate from Florida International University, and a Master of Science in Real Estate from International Real Estate Business School in Regensburg, Germany. She also holds a Bachelor of Science degree in Business Administration with a specialization in Real Estate.
Héctor García - ACQUISITIONS ANALYST
Héctor is an Acquisitions Analyst at Beacon Real Estate Group. Previously, he worked in the Corporate Services Department at Bancolombia, developing KPIs, managing the department’s budget (+$26MM), and analyzing the profitability of new projects for the unit. He also has experience in the energy market and has worked as a Commodity Analyst Intern and in Real Estate Internship positions. He was the 2019 Guatemala Representative at the world’s largest student festival in Norway (ISFiT). Héctor holds a Bachelor’s Degree in Business Administration from Francisco Marroquin University in Guatemala and passed the November 2021 CFA Level I Exam with a 27% global pass rate.
Brenda Aybar - EXECUTIVE ASSISTANT
Brenda has over a decade of experience working in real estate in the residential and commercial side. Earlier in her career she worked assisting CEOs, CFOs and Deans of well-known establishments in South Florida such as The University of Miami, Louis-Vuitton Moet Hennessy, and WSP. Brenda holds a degree in Business Administration from Miami Dade College and a Real Estate License in Florida.
Cristopher Castillo - DATA ANALYST
Cristopher is a Data Analyst at Beacon Real Estate Group. Currently, he oversees all programming related work at the company, including: data extraction, data manipulation and transformation, and data visualization. Cristopher has previously worked at Cooperativa UPA R.L. in the IT department developing web-pages and utilizing data mining techniques for the credit department, helping reduce credit disbursement times. Additionally, Cristopher has also spearheaded data recovery and data security projects within the company throughout his tenure. He holds a computer engineering degree from Universidad Mariano Galvez de Guatemala as well as knowledge in multiple programming languages.
Hugo Rodriguez - DATA ANALYST
Hugo is a Data Analyst for Beacon Real Estate Group. Previously, he worked in BAC Credomatic, one of Guatemala’s largest banks, as a data reporting analyst in charge of analyzing and managing large data bases, elaborate visual reporting, and presenting regional information for the bank’s portfolio. Additionally, Hugo also worked as a data analyst for Banco Reformador, performing database management and data reporting activities for the bank. Hugo’s first endeavor in finance was working for Transcom Bank, an offshore institution, performing finance and administrative related work.
Erick Guerrero - data ANALYST
Erick is a data analyst at Beacon Real Estate Group. He has worked for 30 years managing and maintaining various databases, focusing on maintaining referential integrity. He has worked with file handlers (Kman), referential database managers (Informix), and ERPs like Odoo. He develops custom programs using programming languages for each system. Erick has supported data migration between different systems for companies like MoAuto and MECA Empresarial. Currently, he is working on the Yardi to Yardi migration project for Beacon Real Estate Group. Erick holds a degree in engineering in science and systems from the University of San Carlos de Guatemala, as well as knowledge of multiple programming languages.
Ana Sagastume - TRANSACTION & COMPLIANCE MANAGER
Ana is the Transaction and Compliance Manager of Beacon Real Estate Group. She has previous experience in the technology sector as Product and Data Manager, where she oversaw the prioritization of the functionalities to be developed and the monitoring of the performance of the products. She was also in charge of reviewing contracts and long-term agreements and verifying that the products were in compliance with the contracts and local regulations, especially the data privacy regulations and open-source policies. Ana is a lawyer and holds a Bachelor’s Degree in Law from Francisco Marroquin University in Guatemala.
Stephanie Harrison - HEAD OF CONSTRUCTION
Stephanie began her career as a project manager, supervising construction and renovations of properties throughout Metro Atlanta. Over her 20+ years of experience she has worked with both local and national banks and well as real estate investors. Her work includes ground up development, aesthetic property design, structural renovations and tenant improvement work. Her professional strength involves the ability to maximize the use of capital improvement dollars towards creating dynamic work environments. This talent combined with her relational aptitude with Landlords, Tenants and contractors has proven a recipe for real estate success. Stephanie has a unique skillset that combines a knowledge of the engineering and mechanical elements of property as well as the financial aspects.
Jose Aguirre - ADVISOR
Jose has ample Banking experience, having lead Banco Reformador de Guatemala’s corporate and commercial banking divisions. During his tenure at Reformador, he lead the acquisition of troubled financial institutions with combined assets of + $1.2 billion dollars and latter co-lead the sale process that resulted in the sale of Grupo Financiero Reformador to Grupo Aval de Colombia. Prior to joining Banco Reformador, Jose held several positions at Citigroup’s Corporate and Investment banking division. He earned his MBA from The Wharton School of Business, and his BBA in Finance and BA in Economics from Southern Methodist University.
